Certificate of Land Use Designation

In a sales contract for a property as a separate land or plot (land, house, forest), it is necessary to obtain a certificate of land use designation from the municipality in which the property is located before notarizing the seller's inventory list.

The certificate shows information about the designated land use of the property and any pre-emptive rights of the municipality on the land. If the certificate indicates that the municipality has a pre-emptive right, it is necessary to obtain a statement from the municipality before notarizing, confirming that they will not exercise their pre-emptive right (or that they do not accept the seller's offer or providing proof that 15 days have passed since their offer, and only a written offer). The municipality's statement must not be older than 2 months from the date of concluding the sales contract.
